We specialize in custom home design and drafting, production builder plan sets, additions, remodels, and small multi-family projects — delivered in AutoCAD and SoftPlan formats.

We produce complete CAD plan sets that are then submitted to a licensed engineer or architect for review, sign, and seal prior to permitting. Our job is to give your engineer or architect an accurate, thorough set of drawings that moves smoothly through that process — and we take that responsibility seriously.

You do not need to come to us with a finished design. A sketch on paper, your measurements, and a clear idea of what you want is often enough to get started. We will guide you through the rest.

Gather Your Information

We will tell you exactly what we need — which may include your property survey, existing floor plan if applicable, and your wish list for the new space.

We Draft Your Plan Set

We produce your complete CAD drawings based on your input and Florida building requirements.

Engineer or Architect Review

You submit the plan set to a licensed Florida engineer or architect for review, sign, and seal. We can provide referrals if you need help finding one.

Permitting

Your signed and sealed plans are submitted to your local building department for permit approval. See our Resources section below for direct links.

Build

Once your permit is approved, your project can begin. We are here to answer questions at every stage.

Local Building Departments

Navigating the permitting process starts with your local building department. Below are direct links to the departments we work with most frequently.

What Else You Will Need

Our plan sets cover the CAD drawings for your project. Depending on your project type and local requirements, you may also need the following — which we do not provide but are happy to point you in the right direction:

Engineer or Architect Sign and Seal
Required by Florida law for all permitted construction. We can provide referrals.
Truss Design and Engineering
Roof truss layouts and engineering must be completed before your plans go to the engineer for seal. We work with several trusted local truss companies.
Energy Calculations
Florida requires energy compliance calculations for new construction and many additions.
NOA Documentation
Notice of Acceptance documents are required for windows, doors, and other products in Florida's wind-borne debris regions.
Site Plan and Survey
An up-to-date property survey and site plan is typically required for permitting.
Soil Testing
Required for some project types, particularly new construction on unimproved lots.
Septic Engineering
Required for projects not connecting to municipal sewer systems.
